Phase II of the Navy Hawaii Housing Privatization involves Marine Corps housing and includes a total of 1,190 existing units (15 of which will be transferred to MCSS) and an end-state total of 1,175 units. The housing is located in 12 housing areas on Marine Corps Base Hawaii (MCBH) Kaneohe Bay on the Windward side of Oahu and in 2 housing areas at Camp Smith and Manana in the Pearl Harbor area.

The existing housing to be transferred in this phase includes single-family homes, duplexes, and multi-plex townhouses with 2 to 5 bedrooms. Forty-seven percent of the housing was built since 1992 and is mostly duplexes and very desirable. Overall the MCBH Kaneohe Bay location is one of the most desirable pieces of real estate on the island for residential development. It is located on a peninsula jutting out into Kaneohe Bay.

The development plan calls for demolition and replacement of the housing in six areas (46%), major renovation of one historic housing area (2%) and minor renovation or no work on the remaining units. The new housing will be duplex, 3-plex, or 4-plex townhouses for junior enlisted personnel (E1-E5) with 3, 4 or 5 bedrooms and 2 ? baths, 1625 to 2300 square feet of living area, and 2-car garages. For officers and senior enlisted personnel the new housing will be detached single-family homes with 3, 4 or 5 bedrooms and 2 ? baths, 1750 to 2300 square feet of living area, and 2-car garages. In comparison, the housing to be replaced is generally 2, 3 and 4-bedroom duplex or multi-plex units (and some smaller single-family homes) ranging from 975 to 1525 square feet with one carport.

Occupancy of the existing Marine Corps housing is and historically has been very high. Occupancy of units available for rent was 97.7% as of June 12, 2006.
